📍 Polly Ann Ice Cream

“Polly Ann Ice Cream has been part of San Francisco for generations, and this pop-up lets us bring that history into the heart of downtown,” said Alex Viafara, Owner of Polly Ann Ice Cream. “We’re proud to be one of SF’s legacy businesses and grateful to Vacant to Vibrant and SF New Deal for creating an opportunity to introduce our flavors, and our story, to a new batch of ice-cream lovers.”

Known for stocking 50 flavors daily including durian, brigadeiro, and matcha, beloved Outer Sunset ice cream shop Polly Ann Ice Cream expands to the Financial District, bringing a multi-generational San Francisco story into the city’s commercial core.

📍 GCS Agency

Vacant to Vibrant alumni GCS Agency opens its second pop-up, marking an important milestone for the creative agency and acclaimed contemporary art studio.

“Vacant to Vibrant first empowered us with 201 Jackson—and we proudly turned that pop- up into a permanent space,” said Victor Gonzalez, Founder of GCS Agency.

“Now we're popping up again with confidence and intention at 236 Powell. Opening this location is proof that creative businesses like ours can grow successfully given some space and modest support. That's what we're doing, and we're bringing as many artists and partners with us as we can.”

📍 Charmed in SF

Charmed in SF invites guests to create personalized charm bracelets using vintage Italian links and more than 1,000 unique charms and pieces in its first-ever storefront. From curated charm assortments to bespoke bracelet builds, the local woman-owned operation gives shoppers the chance to create one-of-a-kind pieces that reflect their interests, milestones, friendships, and personalities.

“Opening Charmed in SF in downtown San Francisco feels incredibly special, having grown up in the Bay Area,” said Alicia Marazzani, Founder and Owner of Charmed in SF. “What started as a nostalgic idea inspired by vintage Italian charm bracelets has grown into something much bigger: a welcoming and inclusive space for creativity, connection, and self-expression. ZastaStudio is a San Francisco-based fashion concept rooted in sustainability, textile reuse, and bold artistic expression. From the original Haight location to London and New York Fashion Week, ZastaStudio joins Vacant to Vibrant with its own pop-up in the historic Palace Hotel.

Co-owned by husband-and-wife duo Muhammad “Mojo” Joyo and Zainab Joyo, Elaichi Co. first earned recognition in the East Bay for its inviting Berkeley café, having first opened in 2024. Now, with its expansion into downtown San Francisco, the family-owned business is introducing its first Yerba Buena storefront and bringing its signature hospitality to the heart of the city.

“Elaichi Co. was built around the ritual of chai and the conversations that happen around it,” said Muhammad “Mojo” Joyo, Co-Owner of Elaichi Co. “We’re excited to bring that experience downtown, creating a warm, welcoming place for people who live, work, and spend time in the heart of the city.”
